Richard Amos Ltd can monitor and inspect construction work, on your behalf, with a view to ensuring that the work has been carried out to a specified standard or within the terms of a contract. This can range from the inspection of repair work to the construction of a new dwelling or factory.
After a pre determined series of inspections a Certificate of Inspection can be provided for a new dwelling; your lender usually requires this, where the construction is self-build or where the contractors cannot provide an NHBC or similar warranty.
Mortgage lenders normally require that a dwelling,
purchased within 10 years of the date of its construction,
is provided with professional certification or a
form of warranty such as an NHBC certificate. In
conjunction with a mortgage valuation the certificate
of inspection is an essential means of confirming
to a Bank or Building Society that the house is
suitable for lending. |
